History
Subject:
Company specialized in the design of civilian and industrial/commercial buildings.
Situation:
Purchase of a large industrial complex in disuse near an important urban center, with the possibility of requalifying the property for residential and commercial/managerial use.
Action:
After obtaining medium-term credit lines from different banks, in the form of mortgages and mortgaged current accounts, to finance on the basis of the status of progress of the works, the various property units foreseen by the project (small residential apartment buildings, office buildings and stores).
The loans thus obtained were gradually reduced, with consequent restriction of the mortgages, as the residential units were sold.
For the office and store units, the loans were repaid following transfer of the property to a real estate company established for the purpose by the same partners; the new company was financed with lease-back operations, guaranteed by the payment of rents on the spaces.
