Case History


Subject:
Company operating in the sector of materials for construction, fixtures and furniture fittings. The share capital is held by a finance company which participates actively also as a real estate firm.

Situation:
The trading company is hampered by particularly lengthy collections with consequent heavy extension of the credit lines granted by the system and difficulty to access new financing due to its severely undercapitalized situation.

Action:
The holding company took out a long-term mortgage with guarantee on the commercial property rented to third operators, with a further guarantee for the bank granting the mortgage of irrevocable payability of the rent directly to the bank. The rental rates are substantially in line with the rates foreseen for repayment of the mortgage, thus ensuring the regularity of payments. This operation made it possible for the holding company to increase the share capital of the subsidiary so as to improve its liquidity and drastically reduce its dependence on third party capital.
