Subject:
Construction company specialized in the construction of large sales outlets and malls.
Situation:
Opportunity to purchase a site for the construction of a new mall and need to financial the work in the stage preliminary to placing the spaces on sale.
Action:
Preparation and presentation to a primary credit institution of an Information Memorandum containing the presentation of the initiative, the business plan and the economic/financial plan to support the bankability of the project.
It was thus possible to obtain a mortgage on the reconverted progress report, at the end of construction, in a Lease-back operation that made it possible to increase the size of the loan.
The lease-back operation, “linked” to signing the rental contracts with the individual users of the shops, was later closed after sale of the entire complex to a Real Estate fund; the operation enabled the construction firm to obtain high capital gains immediately.
